Mezzanines are not complicated or difficult to assemble or disassemble, however the following exceptions must be addressed during your inspection of the mezzanine.
Sprinkler System Connected to Under Structure
Frequently the sprinkler system is connected to the under structure of the mezzanine. Usually the mezzanine owner will work with you to pay for shutting the system down. The basis for concern is when will it get done and will the owner require you cutting the pipe leading to the main sprinker pipe. Where you cut could add labor to the cost of dismantling the system. Also of concern is being able to salvage the pipe if the quantity is not significant. The structure under the mezzanine can also contain electrical wires and computer system cabling that must be removed.
Pay Particular Attention to the Mezzanine Flooring
Each type of flooring could present major problems during the removal process. Used tongue and groove wood paneling on top of corrugated decking can be a major problem if the decking was improperly installed. Usually there are over a dozen screws driven into each wood panel. If the installer was careless and pressed too hard on the drill, the Phillips head could be sheared. If several are damaged, removal will be difficult to impossible without damaging multiple sheets of wood. In other cases, bar grating usually installed with just clips is welded in spots after installation to ensure stability. Open steel decking is no different. After installation, installers have welded the planking together to overcome an installation problem.
Also look Closely at the Column Connections with I-Beams and /or Trusses
In some cases, installers tack the joints between the I-beams and connecting trusses or add sway braces by welding them in place.
